One Eastside, the new 51-storey build-to-rent tower located next to the future HS2 Curzon Street station, has reached practical completion, its developer and investor have confirmed. The scheme, delivered by Sphere Group with funding from Pension Insurance Corporation (PIC), comprises 667 apartments and a range of communal facilities intended for renters.
Investment and housing supply
PIC invested £200 million into the project, which was built on a brownfield plot close to the Curzon Street regeneration area. The developer says the scheme will welcome its first residents in the coming weeks and months, adding to the city’s supply of professionally managed rental homes aimed at meeting strong demand.

One Eastside provides an extensive amenity offering spread across its upper floors and podium levels. Described features include:
- a dedicated spa, gym and wellness studio
- Luminary Bar & Lounge on the 49th floor with co-working spaces and an outdoor terrace
- a private clubhouse, podcast rooms and a private dining room
- Quill & Forge, a venue with a piano lounge and a private cinema
“The completion of One Eastside marks an important milestone in delivering 667 much-needed, new high-quality homes to continually meet the high demand for rental housing in the city,” said James Agar, head of real estate origination at PIC.

At 51 storeys, One Eastside now matches The Octagon as one of Birmingham’s tallest towers. The development offers residents reportedly unobstructed 360-degree views over the city and occupies a prominent position beside HS2’s planned Curzon Street station, an area subject to wider regeneration and development activity.
