Bridgend County Borough Council has given planning permission for a housing development that could deliver up to 122 new homes on a parcel of land southwest of Pont Rhyd-y-Cyff, near Llangynwyd.
What was approved
The application, put forward by Persimmon Homes, covers a mixed scheme including terraces, semi‑detached and detached houses together with some apartments. The proposed estate would be served by a new priority junction onto the A4063 Bridgend Road and include landscaping, drainage work, peat translocation and measures intended to boost local biodiversity.

Local reaction and concerns
The planning report notes one letter of support for the scheme but records a larger number of objections — ten letters in total — including representation from Llangynwyd Middle Community Council. Objectors highlighted worries about traffic and the character of the area. Several submissions said the A4063, the principal route to Maesteg, already experiences congestion and delays and may struggle to absorb extra vehicles from the new estate.
During the committee meeting councillors raised similar points. Cllr Mark John referenced an earlier technical study indicating the A4063’s limitations. Council planning officers, however, told members that circumstances had changed since that assessment and recommended permission on that basis.
Context within local planning
The site is one of three in the locality allocated for housing. Earlier this year permission was granted for another of those allocated parcels, located opposite Ysgol Gyfun Llangynwyd on a former petrol station site. Taken together, the allocated plots represent a significant uplift in dwellings for Llangynwyd Middle parish. Objectors have estimated the overall development could raise the area's population by around 50%, a figure that has been cited in committee papers and representations.
