Rochdale Council has reached a final agreement with developers to deliver a new housing neighbourhood of 158 homes on Trub Farm, a long strip of land beside the canal in Castleton.
What the development will include
The scheme, led by MCI Developments, was originally approved by the council’s planning committee in July 2025 and has now had the outstanding commercial and management details settled.

The site sits a short distance from Castleton town centre and is bounded by the canal, meaning new residents will be close to existing walking and cycling routes. Because all homes are to be delivered at discounted values (up to 80% of market rates), the scheme is positioned to contribute to affordable housing supply in the borough. The development includes communal open space and play facilities, which the council will now agree how to manage with the developer.
